    <Abstract>&lt;p&gt;&lt;strong&gt;Objective: &lt;/strong&gt;This study aimed to develop an integrated framework for BIM-based life cycle value management of building assets and address the theoretical gap concerning the integration of technical, process-oriented, organizational, and managerial dimensions across the asset life cycle.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Methodology: &lt;/strong&gt;This qualitative study employed the systematic grounded theory approach of Strauss and Corbin. The study population consisted of experts with executive and research experience in building asset management, Building Information Modeling (BIM), and life cycle value management. Seventeen participants were selected through purposive and snowball sampling until theoretical saturation was achieved. Data were collected through in-depth semi-structured interviews and analyzed through open, axial, and selective coding using MAXQDA 2020. Trustworthiness was assessed through re-coding, expert feedback, and inter-coder agreement, with an agreement coefficient of 88%.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Findings:&lt;/strong&gt; Data analysis yielded 31 main categories and 128 final concepts organized within an integrated paradigmatic model. The framework comprised four causal-condition categories, four contextual-condition categories, six intervening-condition categories, one core phenomenon with six dimensions, seven strategic categories, and eight consequence categories. The core phenomenon encompassed integrated asset information management, economic and environmental performance optimization, strategic maintenance planning, life cycle value and risk transparency, data-driven infrastructure and smartization, and stakeholder integration and information governance. The principal strategies included information governance and standardization, human-capital empowerment, technical and data integration, circular economy and sustainability, life cycle process optimization, stakeholder participation, and technological innovation. The resulting consequences included economic efficiency, environmental sustainability, operational productivity, improved stakeholder coordination, enhanced decision quality and risk management, digital innovation, increased stakeholder value, and greater information transparency.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Conclusion:&lt;/strong&gt; BIM-based life cycle value management should be regarded as an integrated managerial ecosystem rather than merely a technological solution. Its successful implementation requires national information standards, contractual reform, human-capital development, data governance, and integration with emerging technologies such as digital twins and artificial intelligence. The proposed framework provides a systematic basis for value-oriented decision-making and long-term economic and environmental sustainability of building assets.&lt;/p&gt;</Abstract>
    <OtherAbstract Language="FA">&lt;p&gt;&lt;strong&gt;هدف:&lt;/strong&gt; پژوهش حاضر با هدف تبیین و توسعه چارچوبی یکپارچه برای مدیریت ارزش دارایی‌های ساختمانی مبتنی بر مدل‌سازی اطلاعات ساختمان (BIM) در سراسر چرخه عمر و پاسخ‌گویی به خلأ نظری موجود در تلفیق ابعاد فنی، فرایندی، سازمانی و مدیریتی انجام شد. &lt;strong&gt;روش‌شناسی: &lt;/strong&gt;این پژوهش با رویکرد کیفی و بر اساس روش نظام‌مند نظریه داده‌بنیاد اشتراوس و کوربین انجام شد. جامعه پژوهش شامل متخصصان و خبرگان دارای سابقه اجرایی و پژوهشی در حوزه مدیریت دارایی‌های ساختمانی، BIM و مدیریت ارزش چرخه عمر بود. 17 مشارکت‌کننده با استفاده از نمونه‌گیری هدفمند و گلوله‌برفی تا دستیابی به اشباع نظری انتخاب شدند. داده‌ها از طریق مصاحبه‌های عمیق نیمه‌ساختاریافته گردآوری و طی سه مرحله کدگذاری باز، محوری و انتخابی با نرم‌افزار MAXQDA 2020 تحلیل شدند. اعتبار یافته‌ها از طریق بازکدگذاری، اخذ بازخورد خبرگان و محاسبه توافق بین کدگذاران بررسی شد که ضریب توافق 88 درصد به دست آمد. &lt;strong&gt;یافته‌ها:&lt;/strong&gt; تحلیل داده‌ها به استخراج 31 مقوله اصلی و 128 مفهوم نهایی منجر شد. مدل پارادایمی حاصل، چهار مقوله شرایط علّی، چهار مقوله شرایط زمینه‌ای، شش مقوله شرایط مداخله‌گر، یک پدیده محوری با شش بُعد، هفت راهبرد و هشت مقوله پیامدی را دربر گرفت. پدیده محوری شامل مدیریت یکپارچه اطلاعات دارایی، بهینه‌سازی عملکرد اقتصادی و زیست‌محیطی، برنامه‌ریزی راهبردی نگهداری، شفاف‌سازی ارزش و ریسک، توسعه زیرساخت‌های داده‌محور و یکپارچه‌سازی ذی‌نفعان بود. راهبردهای اصلی نیز حاکمیت و استانداردسازی اطلاعات، توانمندسازی سرمایه انسانی، یکپارچه‌سازی فنی، اقتصاد چرخشی، بهینه‌سازی فرایندهای چرخه عمر، مشارکت ذی‌نفعان و نوآوری دیجیتال را شامل شدند. پیامدها در حوزه‌های بهره‌وری اقتصادی، پایداری زیست‌محیطی، کارایی عملیاتی، هماهنگی ذی‌نفعان، کیفیت تصمیم‌گیری، مدیریت ریسک، نوآوری و شفافیت اطلاعاتی آشکار شدند. &lt;strong&gt;نتیجه‌گیری:&lt;/strong&gt; مدیریت ارزش چرخه عمر مبتنی بر BIM صرفاً یک راهکار فناورانه نیست، بلکه اکوسیستمی مدیریتی و سازمانی است که موفقیت آن به استقرار استانداردهای یکپارچه، اصلاح ساختارهای قراردادی، توسعه سرمایه انسانی، حاکمیت داده و پیوند BIM با فناوری‌هایی مانند دوقلوی دیجیتال و هوش مصنوعی وابسته است. این چارچوب می‌تواند مبنایی برای تصمیم‌گیری ارزش‌محور و ارتقای پایداری اقتصادی و زیست‌محیطی دارایی‌های ساختمانی فراهم کند.&lt;/p&gt;</OtherAbstract>
